Laws and Legislations

Renting a property has many laws and legislations preserving the rights of both tenants and property owners. Navigating these can be tricky for an Owner on their own. With a potential for harsh consequences against an Owner if these laws and legislations are breached, having a Property Manager who can advise you is essential. Our Property Management team are always up to date on current laws and legislation and will advise owners and tenants on the best way to avoid breaching the laws and legislation.

The rental market is constantly changing, and our Property Managers are specialists in the Canberra Market and can provide independent assessments on your property to help you find the highest achievable rent.

Tenant Selection

Our Property Managers are present at the Open for Inspections in which they gain a sense of the kind of applicant. ACT Rentals have a tenancy database that allows the Property Manager to quickly and easily view the rent history of most prospective tenants. If there are any issues between applicants and previous properties, red flags will be raised.

Tenant Retention

Tenant retention begins with a good relationship and our Property Managers are experts at fostering relationships with the tenants and building on tenant satisfaction.

Rent Collection

By engaging one of our ACT Rentals Property Managers, you put a buffer between you and the tenants with our Property Managers becoming the party to listen to tenants’ reasons for non-payment of rent. We ensure collection of rent occurs on-time and handle evictions in line with legislation if necessary.

Maintenance & Inspections

Maintenance and inspections will all be organized by our Property Managers. They are the first port of call for the tenants if anything goes wrong. Our Property Management team have great relationships with trades giving you discounts on their services.

Paperwork

Ensuring all paperwork is completed correctly and is correct to legislation and laws can be difficult. Our Property Managers are experts at ensuring that both parties rights are preserved in any paperwork completed.

Vacating a Property

When a tenant vacates a property, it is useful to have a property manager at hand. Our Property Management team ensure that when a tenant terminates the agreement, they are providing the correct notice. They will also inspect the property to ensure that it has been vacated in the same condition it was in before the tenant rented the property.
